공업용부동산 임차인 만족도가 재계약 의사에 미치는 영향

초록
본 연구는 공업용 부동산 임차인의 이용만족 선호요인 과 중요도를 파악하여 임차인의 만족도가 재계약의사에 미치는 영향분석, 공업용부동산의 운영수익률 개선, 공업용부동산 품질 향상에 보탬이 되고자하여 요인을 추출하고 중요도 분석, 상관관계 분석, 다중회귀분석을 실시하여 연구를 진행하였다. 본 연구의 분석결과 임차인의 공업용부동산 이용만족요인은 입지접근특성요인, 경제적 특성요인, 공업용부동산 운용특성요인, 건물 특성요인 순으로 중요도가 나타났으며, 세부 요인별 중요도는 공업용부동산 운용특성요인은 기반시설 편리성, 노동력확보 난이도, 대중교통편리성, 순으로 나타났고, 입지접근 특성요인은 도심접근성, 관련산업과의 인접성, 대중교통 편리성, 순으로 나타났으며, 건물특성요인은 사무환경, 주차환경, 건물의 경과년수 순으생각하였고 경제적특성요인은물류교통비, 유지관리비, 임대료, 순으로 중요하게 생각하였다. 요인간 상관관계는 입지접근 특성요인이 연관성이 가장 높았고 건물특성요인, 경제특성요인, 공업용부동산 운용특성요인 순으로 상관관계를 보였다. 공업용부동산 임차인의 이용만족도가 재계약 의사결정에 미치는 영향요인을 분석결과 공업용부동산 운용특성요인 과 입지접근특성요인, 경제적특성 요인이 유의미한 정(+)의 영향력을 미치는 것을 확인하였다.
Abstract
This study was conducted by extracting factors, analyzing importance, correlating, and conducting multiple regression analysis to identify the importance of the factors of the tenant’s satisfaction on the intention to renew the contract, improve the operating return of industrial real estate, and improve the quality of industrial real estate. As a result of the analysis of this study, the factors of satisfaction with the use of industrial real estate were important in the order of location access characteristics, economic characteristics, industrial real estate management characteristics, and building characteristics As for the importance of industrial real estate management, infrastructure convenience, labor difficulty, public transportation convenience, location accessibility, proximity to related industries, public transportation convenience, office environment, building age, and economic characteristics were considered important. As for the correlation between the factors, the location access characteristic factors were the highest, and the building characteristic factors, economic characteristic factors, and industrial real estate operation characteristic factors were correlated in order. As a result of analyzing the factors affecting the decision-making of renewal of the use satisfaction of industrial real estate tenants, it was confirmed that the factors of industrial real estate operation, location access, and economic characteristics had a significant positive (+) effect.
