비대면 부동산 중개 서비스 이용 의사의 다차원적 결정요인에 관한 연구

최근 부동산 온라인 플랫폼에서 비대면 부동산 모바일 중개 서비스를 시작한 이후, 전통적인 부동산 중개 사업과의 갈등이 심화되고 있다. 본 연구는 이러한 사회적 갈등을 완화하기 위하여 기존 대면 중개 서비스를 이용하고 있는 소비자의 비대면 중개 서비스 이용 의사에 영향을 미치는 다차원적 요인들을 탐구하는 것을 목적으로 한다. 이를 위해 본 연구는 기존에 대면 중개 서비스로 부동산 계약을 체결한 경험이 있는 200명의 소비자를 대상으로 한 자기기입식 설문 자료를 활용하였다. 순위형 로지스틱 회귀모형 (ordinal logistic regression model)을 통하여 응답자의 사회ㆍ인구학적 특성, 사용자 경험 특성, 중개 서비스 품질 인식 특성이 비대면 부동산 중개 서비스를 통한 계약 이용 의사에 미치는 영향을 실증적으로 분석하였다. 또한, 본 연구는 이러한 다양한 요인들이 관여도가 다른 부동산 거래 유형별(예. 매매, 전세, 월세)로 이질적인 영향을 나타냄을 실증하였다. 본 연구 결과는 플랫폼 기업의 경영 전략 수립 뿐 아니라 기존 중개사들의 서비스 품질 강화를 위한 참고 자료로 활용될 수 있는 실증 근거를 제시하여 전체 중개 산업의 상생 발전을 도울 수 있는 기반을 제공할 수 있을 것으로 기대된다.
Abstract
There is a growing conflict between conventional real estate businesses and Property Technology (PropTech) platforms since the introduction of untact real estate contract services by PropTech platforms. Many people believe that the application of untact real estate contract services may substantially change consumers’ preferences to demand these services. However, we have a limited understanding regarding why and which existing consumers using conventional real estate services are willing to choose the untact real estate contract services. Hence, this study empirically examines various determinants of existing consumers on the intention to use of untact real estate contract services. Based on a survey of 196 respondents, we employ an ordinal logistic regression model to identify various determinants, especially in terms of socio-demographic characteristics, user experience attributes, and various perception of service quality in real estate transactions, that may influence individual preference for untact real estate contract services. In addition, this study identifies how individual preference for untact services may vary across different types of real estate transactions such as monthly rent, Chonsei lease, and sales. Our findings may help real estate practitioners and policymakers understand multifaceted determinants of untact real estate contract services and develop targeted strategies to enhance the quality of individual services.
