주유소 부지의 감정평가에 관한 연구: 오염부동산의 가치하락요인을 중심으로

In response to the eco-friendly energy policy, the number of gas stations being temporarily closed or shutting down is rapidly increasing. However, practical standards or prior empirical studies on contaminated gas station sites are insufficient. Therefore, the purpose of this study is to extract crucial appraisal points for actual gas station sites. This is achieved through an in-depth comprehension of the gas station site system and the factors contributing to the depreciation of contaminated real estate. The research results are presented as follows: 1) In the appraisal evaluation of the gas station site, the scope of work for soil contamination inspection and calculation of remediation costs should be expanded. The results of these evaluations should be factored in as depreciation considerations. 2) Appropriate review of measurement methods is required when outsourcing soil contamination inspections. 3) Optimized calculation methods for remediation costs should be employed when outsourcing the same. 4) Recognize the distinct characteristics of land with a history of contamination, understanding that it cannot be treated similarly to uncontaminated land. 5) Acknowledge the possibility of changes in soil contamination criteria when transitioning to another category post-closure. This underscores the need for re-evaluation of clearer land. Furthermore, this study defers the necessity of establishing specific standards applicable to future research at the governmental, university, and research institute levels. This entails nationwide follow-up studies and individual analyses focusing on specific pollutants other than those related to gas station sites.
