초록
본 연구의 목적은 홍대상권을 중심으로 문화가치와 공간성이 내재된 소비자들의 인식변화 및 만족도를 분석한 1차 연구자료를 토대로 문화공간의 성향을 가지고 있는 빌딩을 중심으로 개발되고 있는 사례를 분석하였다. 본 연구의 분석방법은 SPSS 23.0과 AMOS 22.0 프로그램을 이용한 기초통계자료와 구조방정식 모형분석을 근거로 분석하였다. 실증분석을 위한 데이터는 서울시 홍대상권 지역을 방문하는 10대에서 50~60대까지 남녀를 모집단으로 설정하고, 2019년 7월, 1:1면대면 설문조사를 통한 166부를 유효표본으로 선정, 분석하였다. 결론은 다음과 같다. 첫째, 홍대 주변지역은 10∼30대의 문화적 감성과 유희적인 공간의 수요가 많은 먹거리, 볼거리, 놀거리, 쉼 공간 등의 영역 공간이 더욱 더 활성화되고 있다. 둘째, 현대적인 공간에서 상업공간, 패션공간, 엔터공간, 휴식공간들이 만족도가 높아지고 있다. 결론적으로 홍대 지역문화의 정체성과 분위기에 맞는 문화공간 특성을 지향하는 빌딩의 부동산 가치가 상승하고 있는 것을 알 수 있다.
Abstract
The purpose of this study was to analyze cases developed around buildings with cultural space tendency based on the first research data that analyzed changes in perception and satisfaction of consumers with inherent cultural value and spatiality. The analysis methods of this study are as follows. Basic statistical analysis and structure equation analysis were performed using the program fo SPSS 22.0 and AMOS 220. In July 2019, 166 parts were selected as the final valid sample and analyzed by conducting a face-to-face survey of male and female populations in their teens and over 50~60s who visited aroud Hongdae. The results of the following studies have been derived: First, areas around Hongdae are becoming more active in areas such as food, attractions, entertainment, and shelter, where cultural sensibility and entertainment spaces in their 10s and 30s are in high demand. Second, in modern spaces, commercial spaces, fashion spaces, entertainment spaces, and relaxation spaces are becoming more satisfying satisfaction. In conclusion, it can be seen that the real estate value of buildings aiming for cultural space characteristics that fit the identity and atmosphere of Hongdae's local culture is increasing.
