텍스트 마이닝을 활용한 전세보증금 미반환 이슈와 의미 네트워크 분석

이 연구는 전세보증금 미반환 관련 언론 기사를 분석함으로써 전세보증금 미반환이 나타 내는 사회적 이슈를 파악하고 의미를 살펴보고자 하였다. 이를 위하여 빅카인즈에서 제공하는 10여년간 6,024건의 언론 기사를 대상으로 토픽 모델링 분석과 키워드 네트워크 분석을 실시하였다. 주요 연구 결과는 다음과 같다. 먼저, 분류된 토픽은 총 8개로 “전세시장과 대출”, “전세세입자와 경매”, “전세보증금 미반환 및 전세사기 발생과 검경 합동수사”, “정부정 책과 부동산”, “결혼비용으로의 전세보증금 갈등”으로 각각 명명되었고 8개의 토픽은 다시 4 개의 그룹 “전세와 대출”, “전세보증금 미반환 이슈”, “부동산정책”, “결혼비용과 전세보증금” 으로 그룹핑 되었다. “전세”, “보증금”, “사기”, “대출”, “주택”은 주요 키워드로 나타났다. 이상의 분석 결과를 바탕으로 전세보증금 미반환 이슈는 최근 들어 ‘전세사기’로 대표되어 사회 문제로 대두되고 있음을 실증적으로 확인할 수 있었으며 이 연구는 ‘전세사기’로 촉발된 사회적 관심이 전세보증금 미반환이라는 보다 포괄적인 논의로 발전할 수 있는 가능성을 보여주는 것에 그 의미가 있다.
Abstract
This study aims to identify the social issues and implications of non-return of Jeonse deposits by analyzing media articles related to non-return of Jeonse deposits. For this purpose, topic modeling analysis and keyword network analysis were conducted on 6,024 media articles over 10 years provided by Bigkinds. The main findings are as follows First, a total of eight topics were categorized, named "Jeonse market and loans," "Jeonse tenants and auctions," "Non-return of Jeonse deposits and Jeonse fraud," "Government policy and real estate," and "Conflict over Jeonse deposits as wedding expenses." The eight topics were further grouped into four groups: "Jeonse and loans," "Non-return of Jeonse deposits," "Real estate policy," and "Wedding expenses and Jeonse deposits". The main keywords were "Jeonse", "deposit", "fraud", "loan", and "housing". Based on the above analysis, we were able to empirically confirm that the issue of non-return of Jeonse deposit has recently emerged as a social problem represented by 'Jeonse fraud', and this study is significant in showing the possibility that the social interest triggered by 'Jeonse fraud' can develop into a more comprehensive discussion on non-return of Jeonse deposit.
