In this study, we investigated the influence of consumer psychological factors, including perceptions of the current and future real estate economy and expectations of future real estate easing policies, on home purchase intentions among homeowners. Additionally, we analyzed mortgage rates, which hold a crucial role in the housing market, by categorizing them into periods of decline and increase. The analysis revealed that during 2019 and 2020, a period marked by declining mortgage rates, the primary determinants were dual-income status, total household income, borrowing status for home purchases, current housing type, expectations of real estate appreciation in the coming year, and expectations of future real estate regulatory policy easing. Conversely, during 2021 and 2022, when mortgage rates were on the rise, influential factors included age, education, the number of children below high school age, dual-income status, length of time in the current home, expectations of real estate appreciation in the next year, and expectations of future real estate regulatory policy easing. Nevertheless, in both time frames, a more optimistic outlook for the future real estate market and the expectation of relaxed real estate regulations were associated with a higher probability of home purchase, underscoring the significance of consumer sentiment.
