의료용 부동산 개발 및 운영의 단계별 중요도 연구 - 입지특성을 중심으로 -

This study approached the development of hospital-level medical institutions in terms of special real estate type development, and through Fuzzy-AHP analysis, the importance of decision-making factors for each stage of medical real estate development and operation was derived and suggested implications. As a result of the analysis, location analysis is recognized as an important factor in medical real estate development projects like general real estate development projects, as decision-making factors that are important from No. 1 to No. 10 are focused on efficient operation, personnel management, and location analysis. Doctors who have developed and operated medical real estate believe that the factors related to the efficient operation of the hospital are more important than the factors in the design and construction process. In particular, hospitals recognize that the importance of location factors is high, focusing on the convenience of transportation and nearby convenience facilities, which have advantages in collecting profits in terms of profit-making real estate for medical purposes. Doctors also recognize the choice of sale, lease, or operation after medical real estate development in terms of real estate development to generate profits for hospitals. The results of this study are expected to serve as the basis for efficient and rational decision-making in the development and operation of opaque and complex medical real estate.
