S-BRT 실용화 계획 수립지원을 위한 지역 부동산 영향권 분석 연구 : 부산광역시 사례를 중심으로

A Study on the Analysis of Local Real Estate Impact Areas to Support the Establishment of S-BRT Commercialization Plan : Focusing on the Case of Busan Metropolitan City

In recent years, both domestic and international cities have been exploring various policies to address climate change and achieve sustainable public transportation services. In particular, to alleviate traffic congestion in urban and regional community areas and reduce travel time between regions, there is a plan to introduce a low-cost and high-efficiency mass transit system called Bus Rapid Transit(BRT). Specifically, in South Korea, the advanced form of BRT known as S-BRT is being introduced, and pilot projects are currently being pursued in five locations nationwide. The purpose of this study is to analyze the impact of S-BRT introduction on the Local Real Estate of Busan Metropolitan City by examining factors such as passenger counts in the vicinity of the planned S-BRT routes. Transportation information data of Busan Metropolitan City was utilized for this purpose, and the impact of S-BRT introduction on the regional community areas was analyzed from the perspectives of Accessibility, Economic Viability, and Environmental Effect. The analysis results predict positive effects of S-BRT introduction on various factors in the regional community areas. It is expected that if continuous practical implementation of S-BRT projects is carried out in major cities nationwide, including the metropolitan area, it will lead to improved accessibility, socio-economic indicators, and environmental aspects, bringing about diverse benefits.
