도시와 농촌고급화의 원인과 결과에 대한 비교 연구

Gentrification is a phenomenon that brought about a new change in the urban space. It is generally described as the arrival of middle and upper-class households into deprived and declined urban neighborhoods to form a new residence, which is expected to lead to not only new development and growth, but also changes for the condition of living environment in urban areas. The reasons for gentrification are population change due to population movement and also the provision of various amenities and the improvement of the quality of the residential environment that affected the migration of the middle and upper classes. It is pointed out as a factor that causes the displacement effects of pushing or evicting existing residents. Particularly, due to the influx of the upper-middle class, low-income existing residents are difficult to bear the burden of rising housing costs and soaring housing prices. It leads to class restructuring as well as class polarization in gentrified areas. On the one hand, not all things are negative. Changes due to the gentrification phenomenon, that is, the inflow of the middle and upper classes that increases consumption and various service industries to be flowed into the areas, which also increases jobs and incomes. This study compares and analyzes the causes and consequences of urban and rural gentrification, while discussing controversial issues according to the gentrification phenomenon.
