부동산 컨설턴트 역량이 신뢰와 컨설팅 성과에 미치는 영향에 관한 연구
A Study on the Effect of Real Estate Consultant Competency on Trust and Consulting Performance

본 연구는 부동산 컨설턴트의 역량과 신뢰 및 컨설팅 성과의 영향 관계를 회귀분석을 통해 실증분석하였다. 실증분석결과, 부동산 컨설턴트 역량의 능력, 지식 및 자세는 신뢰에 긍정적 영향을 미치는 것으로 나타났다. 신뢰는 컨설팅 성과에 긍정적 영향을 미치는 것으로 나타나고, 컨설턴트 역량의 능력, 지식 및 자세는 컨설팅 성과에 긍정적 영향을 미치는 것으로 나타났다. 이상의 연구결과는 갖는 실무적, 정책적 시사점을 제시하면 다음과 같다. 첫째, 부동산 컨설팅 업체에서 전문지식과 다양한 경험 및 프로젝트에 대한 도덕성과 윤리성을 갖춘 부동산 컨설턴트를 채용한다면 부동산 컨설팅 업체는 타 업체에 비해 경쟁력을 갖추게 될 것이며, 이는 매출성장과 업체의 이미지에도 긍정적 영향을 미치는 계기가 될 것으로 사료된다. 둘째, 부동산 컨설팅 업체는 부동산 컨설턴트를 대상으로 직무역량 강화를 위한 교육과 훈련이 지속적으로 이루어져야 할 것이다. 셋째, 부동산 컨설턴트들은 의뢰인의 신뢰를 쌓기 위해 믿음직한 정보 제공, 투명한 커뮤니케이션, 일관된 전문적인 서비스를 제공해야 할 것이다. 넷째, 정부와 부동산 관련 기관들은 부동산 컨설턴트들의 역량 강화를 위한 교육 프로그램 지원과 양질의 인재 양성을 위한 정책적 지원을 강화해야할 것이다. 다섯째, 정부는 부동산 컨설팅 산업의 규제와 표준화 강화와 고품질 컨설팅 서비스 제공을 장려해야하고, 컨설팅 성과를 평가하는 기준과 지표를 확립해 컨설팅 성과에 대한 공정한 평가할 수 있는 환경조성을 해야 할 것이다. 본 연구의 한계점과 향후 연구방항을 제시하면 다음과 같다. 본 연구는 지역적 한계성을 지니고 있어 향후 연구에서는 공간적 범위의 확대를 통해 연구결과에 대한 신뢰성이 개선할 필요가 있다. 둘째, 부동산 컨설턴트 역량을 능력, 지식, 자세에 국한하여 연구를 진행하였으므로 향후 연구에서는 보다 많은 변수를 이용하여 연구결과를 도출한다면 보다 실무적이고 구체적인 연구결과의 도출이 이루어 질 것이다.
Abstract
This study empirically analyzed the relationship between real estate consultants' capabilities, trust, and consulting performance through regression analysis. As a result of the empirical analysis, real estate consultant capabilities, knowledge, and attitude were found to have a positive effect on trust. Trust appears to have a positive effect on consulting performance, and consultant competency abilities, knowledge, and attitude seem to have a positive impact on consulting performance. The practical and policy implications of the above research results are as follows. First, suppose a real estate consulting company hires real estate consultants with professional knowledge, diverse experience, morality, and ethics for projects. In that case, the real estate consulting company will be more competitive than other companies, and this will have a positive impact on sales growth and the company's image. It is believed that this will be an opportunity to have an impact. Second, real estate consulting companies must continuously provide education and training to real estate consultants to strengthen their job capabilities. Third, real estate consultants must provide reliable information, transparent communication, and consistent professional services to build clients' trust. Fourth, the government and real estate-related organizations should support educational programs to strengthen real estate consultants' capabilities and policy support to foster quality talent. Fifth, the government should strengthen regulation and standardization of the real estate consulting industry, encourage providing high-quality consulting services, and establish standards and indicators for evaluating consulting performance to create an environment for fair evaluation. The limitations of this study and future research directions are presented as follows. This study has regional limitations, so the reliability of the research results needs to be improved by expanding the spatial scope in future studies. Second, since the study was conducted with real estate consultant capabilities limited to ability, knowledge, and attitude, more practical and specific research results will be achieved if research results are derived using more variables in future research.
