프롭테크에 의한 부동산 중개 시장 진화: 투명성 및 신뢰성 문제 해결가능성

부동산 시장의 투명성과 신뢰성 문제는 정부의 여러 노력들과 플랫폼 등 기술 측면의 발전에도 불구하고 해결되지 않은 채 남아있다. 본 연구는 문헌 연구와 개인 및 기업 사례 분석을 유기적으로 결합함으로써 부동산 중개 시장에서 발생하는 투명성과 신뢰성 문제의 원인에 대한 이해 수준을 높이고, 디지털 플랫폼 기반의 프롭테크 사례들을 분석함으로써 그 해결 가능성을 탐구하였다. 사례 분석 결과, 프롭테크 기업들은 정보 공개, 기술 활용(AI, 빅데이터, VR 등), 이해관계자 소통, 책임성 확보 등 4가지 차원의 혁신 방향성을 서로 다른 방식으로 사업 전략에 반영하고 있었으며, 이는 부동산 시장의 고질적인 투명성과 신뢰성 문제의 해결 가능성을 높여주고 있었다. 무엇보다 정보 공개와 기술 활용 측면에서의 혁신이 두드러졌으며, 특히 데이터-기술-서비스 간 선순환 구조를 만들고 고도화하는 방향으로 진화하고 있었다. 그리고 이해관계자 소통과 책임성 확보 노력은 프롭테크 사례별로 편차를 보였으며, 공공 기관의 경우 신뢰할 수 있는 부동산 정보인프라 구축에 보다 집중하는 경향을 보였다. 아울러, 기술 혁신을 넘어 이해관계자 간 조화와 상생, 그리고 건전한 생태계 조성이 향후 지속가능한 발전을 위한 과제임을 확인할 수 있었다. 본 연구의 결과를 바탕으로 부동산 중개 시장의 투명성과 신뢰성을 높이기 위한 전략적 방향을 제언하고자 한다.
Abstract
Despite extensive governmental efforts and technological advancements, including the development of digital platforms, challenges related to transparency and trust in the real estate brokerage market persist. This study combines a comprehensive literature review with case analyses of individuals and companies to deepen understanding of the root causes of these issues. Additionally, it examines potential solutions by analyzing five case studies of digital platforms categorized as PropTech. The findings indicate that PropTech companies integrate four key dimensions of innovation into their business strategies: information disclosure, technology utilization (such as AI, big data, and VR), stakeholder communication, and responsibility enhancement. Each company adopts these dimensions in distinct ways. These innovations demonstrate considerable potential to mitigate the longstanding issues of transparency and trust in the real estate sector. Among these dimensions, advancements in information disclosure and the application of technology emerge as particularly impactful. The study highlights the evolution of these efforts towards creating and refining a virtuous cycle that interconnects data, technology, and services. Efforts to improve stakeholder communication and responsibility exhibit variability among the analyzed PropTech cases. Notably, public institutions prioritize the development of reliable real estate information infrastructures. Beyond technological innovation, this study emphasizes the necessity of fostering harmony and cooperation among stakeholders, as well as establishing a robust ecosystem, as essential objectives for achieving sustainable development. Drawing on these insights, the study proposes strategic directions aimed at enhancing transparency and trust in the real estate brokerage market.
