BERTopic을 활용한 미래유망기술 도출 방법론 제안 : 건설·부동산 산업의 디지털 전환 방향 사례를 중심으로

The recent rise of population issues due to low birth rates and aging populations necessitates the adoption of new technologies and development of services to improve productivity in the labor-intensive industries such as construction and real estate. One of the solutions being explored is digital transformation through the integration of various information technologies such as artificial intelligence, big data, and block chain. While industries like PropTech and ConTech that merge advanced information technologies are rapidly growing overseas, they remain in their early stages in Korea. Therefore, it is urgent to explore strategies for revitalizing and digitally transforming the domestic construction and real estate industries. This requires understanding the current state of advanced information technology development in these sectors and identifying the direction for transforming traditional industries into fusion industries. This study identifies 24 topics using patent abstract data and BERTopic in the construction and real estate sectors. By analyzing the average topic probabilities and annual data for each topic, emerging technologies for these industries are derived. This research provides a comprehensive understanding of the technological landscape and offers valuable insights for developing R&D strategies to facilitate the digital transformation of the construction and real estate industries.
