인공지능(AI) 기반 프롭테크(Proptech) 서비스 사례연구: 부동산 개발사업의 사업성 평가를 중심으로

국내 가계 자산의 약 75%가 부동산에 집중되어 있음에도 불구하고, 부동산시장에서의 정보 비대칭성과 불투명성은 여전히 주요한 문제로 지적되고 있다. 이에 본 연구는 인공지능(AI)과 빅데이터 등 첨단 기술을 부동산 산업에 접목한 프롭테크(PropTech) 서비스가 부동산 개발사업의 타당성 분석에 어떻게 활용될 수 있는지를 실증적으로 고찰한다. 이를 위해 국내 프롭테크 기업 스페이스워크가 개발한 웹 기반 프롭테크 플랫폼인 ‘랜드북’을 활용하여 소규모 개발 사례를 분석하였다. 해당 서비스는 토지 및 건축물의 가치 자동 산정, AI 기반 건축 설계안 생성, 임대 및 분양 수익 예측 기능을 통해 다양한 개발 시나리오와 타당성 결과를 도출할 수 있도록 지원한다. 연구 결과, 프롭테크 서비스는 부동산 개발 과정에서 정보 접근성과 분석 효율성을 향상시킬 수 있는 가능성을 보여주었다. 다만, 본 연구는 단일 사례를 기반으로 하기 때문에 연구 결과의 일반화를 위해서는 추가적인 후속 연구가 필요하다.
Abstract
In South Korea, although approximately 75% of household assets are concentrated in real estate, information asymmetry and lack of transparency remain persistent issues in the market. This study empirically examines how PropTech services—integrating advanced technologies such as artificial intelligence (AI) and big data into the real estate sector—can be utilized in the feasibility analysis of development projects. To this end, the study analyzes a small-scale development case using “Landbook,” a web-based PropTech platform developed by the Korean company Spacewalk. The service facilitates automated estimation of land and building values, AI-driven architectural design alternatives, and revenue forecasting for leasing or sales, thereby enabling the simulation of diverse development scenarios and corresponding feasibility outcomes. The findings suggest that PropTech services may enhance both information accessibility and analytical efficiency in real estate development processes. Nonetheless, as this research is based on a single case study, further research is required to generalize the results.
