국내 프롭테크 기업 동향 및 비즈니스 모델 사례연구: 설계 및 시공 분야를 중심으로
A Case Study on Domestic PropTech Trends and Business Models: Focusing on Design and Construction

본 연구는 국내 프롭테크 산업에서 상대적으로 학술적 연구가 부진했던 설계 및 시공 분야를 중심으로, 기술 기반 프롭테크 기업의 서비스 구조와 기술 적용 현황을 실증적으로 분석하였다. 첨단 기술 보유 여부, 시장성, 자료 접근성을 기준으로, 설계 분야에서는 스페이스워크(랜드북), 에디트콜렉티브(플렉시티), 텐일레븐(빌드잇)과 같은 AI 기반 설계 자동화 기업을 살펴보고, 시공 분야에서는 하우빌드, 큐픽스, 엔젤스윙과 같은 시공 디지털화 기술을 보유한 기업들 사례로 선정하여 비교·분석을 수행하였다. 분석 결과, 첫째, 해당 기업들은 부동산개발 과정에서 정보 비대칭을 인공지능, 디지털 트윈과 같은 첨단 기술을 활용하여 해소함으로써 의사결정 효율성을 높이고 있다. 둘째, 대부분의 기업이 설계·시공·운영 단계를 아우르는 수직 통합 구조를 지향하며, 기술 제공을 넘어 실물 건설 영역까지 확장하고 있다. 이러한 플랫폼 전략은 SaaS(Software-as-a-Service) 모델을 기반으로 하여 디지털 중심의 산업 구조 전환을 가속화하고 있다. 셋째, 프롭테크 기업들은 프로젝트 단위 과금 또는 구독형 모델을 채택하여 초기 진입장벽을 낮추고, 중·소규모 건설시장에도 적용가능한 유연한 비용 구조를 가진다. 이는 기존 대형 프로젝트 중심의 고비용 건설 IT 솔루션 대비 확연한 차별점으로, 개발비용의 합리적 개편에 기여하고 있다. 본 연구를 통해 프롭테크 기술이 부동산 설계 및 시공 분야에 있어 디지털화와 효율화를 선도하고 있음을 확인할 수 있다.
Abstract
This study empirically analyzes the service structure and technology application status of technology-driven PropTech companies, focusing on the relatively under-researched areas of design and construction within the domestic PropTech industry. Based on technology ownership, marketability, and data accessibility, we examined AI-based design automation companies such as Spacewalk (Landbook), Edit Collective (Flexity), and Ten Eleven (Buildit) in the design sector, and selected cases of companies with digital construction technologies such as Howbuild, Cupix, and Angelswing for comparison and analysis in the construction sector. The analysis revealed that these companies are alleviating the complexities and expertise barriers that arise during the real estate development process through technology, employing advanced technologies like artificial intelligence and digital twins to resolve information asymmetry and enhance decision-making efficiency. Furthermore, most companies aim for a vertically integrated structure that encompasses all stages of design, construction, and operation, expanding beyond technology provision into the physical construction realm. This platform strategy accelerates the digital transformation of the industry, based on a Software-as-a-Service (SaaS) model. Additionally, PropTech companies adopt project-based billing or subscription models, lowering initial entry barriers and offering a flexible cost structure applicable to mid- and small-scale construction markets. This represents a significant differentiation from traditional high-cost construction IT solutions centered on large projects, contributing to a rational restructuring of development costs. This study confirms that PropTech technology is leading the digitization and efficiency in the fields of real estate design and construction.
