텍스트마이닝을 활용한『부동산경영』게재 논문 연구 경향 분석

본 연구는 『부동산경영』 학술지에 2010년부터 2024년까지 게재된 총 346편의 논문 초록을 대상으로 텍스트마이닝 기법을 적용하여 연구 경향을 분석한다. 분석 절차는 텍스트 전처리를 거쳐 단어 빈도 분석(TF), 가중치 분석(TF-IDF), 연어 분석(N-gram), 네트워크 분석, 그리고 CONCOR 군집 분석의 5단계로 구성된다. 분석 결과, ‘주택’, ‘중개’, ‘정책’, ‘지역’, ‘사업’ 등의 단어가 중심 키워드로 도출되고있으며, 이는 『부동산경영』이 실무 중심의 주제뿐 아니라 정책적·제도적 논의도 병행하고 있음을 보여준다. 특히 N-gram 및 네트워크 분석에서는 ‘개업 중개’, ‘상가 건물 임대차보호법’, ‘정책–주택’, ‘서울–지역’ 등 중개업 실무와 법·제도, 지역사회 기반 정책 간의 복합적 연결성이 있음을 보여준다. CONCOR 분석에서는 총 8개의 의미 군집이 도출되고 있으며, 이는 지역개발, 주거복지, 법적 절차, 중개 서비스, 시장경제 등으로 주제별로 분류된다. 각 군집은 개별적으로 독립된 주제를 형성하면서도 상호 보완적으로 부동산학 전반의 구조를 설명해주고 있다. 본 연구는 『부동산경영』이 창간 이후 실무와 제도, 정책, 사회적 가치 등을 통합적으로 다루며 부동산학의 응용성과 학문적 깊이를 동시에 확장해 나가고 있음을 실증적으로 확인한 데에 의의가 있다.
Abstract
This study examines the research trends of Journal of the Korea Real Estate Management Review by applying text mining techniques to the abstracts of 346 article published from 2010 to 2024. The analysis follows a five-stage process, including text preprocessing, Term Frequency (TF), Term Frequency-Inverse Document Frequency (TF-IDF), N-gram, network analysis, and CONCOR clustering. The results reveal that terms such as “housing,” “brokerage,” “policy,” “region,” and “business” are the most frequent and weighted keywords, reflecting a research focus on both field practices and policy perspectives. N-gram and network analysis uncover connections such as “broker registration,” “commercial lease law,” and “Seoul–region,” emphasizing the interplay between brokerage, law, and regional policy. The CONCOR analysis yields eight semantic clusters categorized into regional development, housing welfare, legal process, brokerage services, and market economy. These findings demonstrate how the journal evolves into a platform that integrates practical, business legal systems and policy dimensions of real estate, offering insights for future academic improvement.
