부동산 지분투자의 의사결정요인에 관한 연구

초록
본 연구는 부동산 지분투자의 의사결정요인을 찾아내고자, 부동산 투자자 26명을 대상으로 계층구조분석법을 이용하여 이들이 중요하게 고려하고 있는 요인을 확인하였다. 그 동안의 연구에서는 부동산 지분투자가 금융기관에서 대체투자상품이라는 특성에서 주로 관심을 가졌으나, 본 연구는 일반투자자들이 지분투자에 대한 관심이 높아진 최근 시장변화를 고려해 투자특성과 부동산특성을 모두 고려했다는 점에서 실무적 의미가 있다고 할 수 있다. 또한, 부동산 지분투자가 디지털 기술과 융합되어 새로운 시장으로 성장하는데 도움이 되는 연구결과를 도출해냈다. 연구결과에 따르면 (1) 부동산 지분투자 시 입지특성과 같은 부동산특성요인을 우선적으로 고려하고, (2) 장기투자를 전제로 부동산 지분투자를 고려하기 때문에 안정성과 수익성이 중요한 판단요인임을 확인 할 수 있었다. 이 연구결과는 비교적 소액으로 접근하기 어려운 안정적인 대형 부동산에 투자를 위해 부동산 지분투자의 수요가 증가하고 있는 만큼, 부동산 지분투자에 프롭테크를 적용하여 새로운 부동산 시장개척과 저변확대가 필요하다는 점을 시사한다.
Abstract
In this study, we used the hierarchical structure analysis method on 26 real estate investors to find the decision-making factors for real estate equity investment and confirm the factors that they consider important. In previous studies, real estate equity investors were mainly interested in financial institutions because of their characteristics as alternative investment products. Still, this study is meaningful in considering investment and real estate characteristics considering recent market changes in which general investors have become more interested in equity investment. In addition, we derived research results that will help real estate equity investors integrate with digital technology and grow into new markets. According to the research results, (1) real estate characteristic factors such as location characteristics are given priority when investing in real estate equity, and (2) stability and profitability are important decision-making factors because real estate equity investment is considered on the premise of long-term investment. The research results suggest that since the demand for real estate equity investment is increasing due to investment in stable large real estate that is relatively small and difficult to access, it is necessary to apply prop-tech to real estate equity investment to develop new real estate markets and expand with low fluctuations.
