젠트리피케이션 발생지역의 부동산 소유권과 물리적 도시변화의 관계에 관한 연구 : 성수동을 중심으로
Exploring the Relationship between Property Ownership and Urban Transformation in Gentrifying Neighborhood : The Case of Seongsu-dong

본 연구는 다음의 세 가지 절차를 가진다. 첫째, 소유권취득 주체에 따른 부동산의 보유 및 활용 목적과 방식을 선행연구를 통해 검토한 후, 소유자 집단을 유형화하고 그 특성을 분류한다. 둘째, 유형화된 소유자 집단별로 도시의 물리적 변화가 나타나는 방식과 시점을 실증적으로 분석한다. 셋째, 이러한 분석 결과를 바탕으로 소유자의 행위가 젠트리피케이션의 속도와 방향에 미치는 영향을 논의하고, 그 이론적 함의를 도출한다. 연구의 공간적 범위로는 소유 구조 변화와 도시의 물리적 변화의 관계를 실증적으로 검증하기에 적합한 지역으로서 성수동 일대를 대상으로 한다. 성수동은 다수의 국내 문헌(김상현·이한나2016; 김운효·김수현, 2024)에서 특수한 젠트리피케이션 현상이논의된 바 있으며, 2016년 전국 최초로 ‘젠트리피케이션 방지 조례’를 제정하는 등 제도적인 대응이 이루어진 대표적인 젠트리피케이션 지역이다. 기존 연구가 간과해 온 ‘소유자의 적극적 의사결정’과 ‘물리적 변화’의 상관관계를 국내 도시의 맥락에서 세밀하게 검증함으로써, 젠트리피케이션 담론의 행위자 지형을 재구성하고 도시계획 실무에 실질적 시사점을 제공할 수 있을 것으로 기대된다.
Abstract
This study examines the relationship between real estate ownership structures and urban physical transformations in Seongsu-dong, Seoul, with a focus on gentrification and super-gentrification processes. By analyzing ownership data, land use patterns, and building permits, the research identifies distinct roles played by various ownership types. Corporate entities were the primary drivers of large-scale, high-density developments, leveraging their capital and resources, while individuals and shared owners contributed primarily to smaller, incremental changes. Although Seongsu-dong presents a distinct context with its quasi-industrial zoning and urbanization history, the mechanisms of urban transformation observed in this study reflect broader conditions commonly found in dense urban cores under redevelopment pressure. By tracing how ownership motives and capacities shape urban land use change, this study underscores the need for planning frameworks that place ownership at the center of analysis, and for policy tools that can guide capital-driven redevelopment toward socially balanced and context-sensitive outcomes.
