이 글은 부동산 유튜브를 중심으로 아파트 투자 콘텐츠가 어떻게 자기계발 주체 형성의 기술이자 장치로서 작동하는지 살펴보았다. 팬데믹 이후 ‘만인의 투자자화 현상’이 고조되는 가운데, 아파트 투자는 불로소득 분야에서 부동의 1위를 점유하고 있다. 부동산 투자 관련 유튜브 콘텐츠는 단순히 재테크 정보와 지식 전달을 넘어, 자동 수익 창출 구조인 ‘패시브 인컴’과 ‘렌티어적 삶’을 그 무엇보다 가치 있는 것으로 세공하고 전파하는 역할을 담당하고 있다. 이들 콘텐츠는 시청자에게 부동산 시장의 위기감을 증폭시키는 동시에 그러한 불안감을 인내하고 극복하는 과정을 자기 훈육과 감정 통제의 서사로서 제시한다. 나아가 아파트 투자의 열망-훈련-실천을 ‘경제적 자유’를 획득하기까지 반복되어야만 하는 무한 루프로서 제시한다. 시세 차익을 위해 ‘견뎌야 하는 시간’은 상급지로의 점프를 위해 ‘준비하는 시간’으로 전환되며, 물질적 욕망에 관한 절제, 보다 많은 노동에 대한 인내, 학습과 훈련의 반복이 강조된다. ‘패시브 인컴’ 구조 마련을 위해 쉼 없는 노동과 훈련을 반복해야만 하는 역설이 발생하게 되는 것이다. 투자의 열망-훈련-실천 과정 그 자체를 삶에 의미 있는 형식이자 과정으로 감내하는 이 같은 주체의 초상은 궁극적으로 자기 자신마저 수익 창출을 위한 경영과 통치의 대상으로 간주하며 관리하는 신자유주의적 주체와 겹쳐진다. <월급쟁이부자들tv>와 <작가 송희구>는 부동산 유튜브를 통해 자기계발 투자 주체가 형성되는 두 가지 경로를 보여주는 대표적 사례이다. <월급쟁이부자들tv>는 유튜브 플랫폼과 대형 포털 커뮤니티, 유료 강의 사이트가 결합된 시스템을 통해 투자를 열망-훈련-실천하는 주체를 보다 집단적인 층위에서 구현해낸다. 집단 임장, 온라인 강의, 성공담 재생산 등을 기반으로 투자 주체들 간의 연대와 경쟁을 구현하며, 자기계발 투자 주체가 집합적 차원에서 구성되는 면모를 보여준다. 반면, 유튜브 영상에서 소설로, 다시 웹툰과 드라마로 확장되는 부동산 투자 스토리텔링을 구사하는 <작가 송희구>의 사례는 자기계발 투자 주체가 보다 개별적이고 내면화된 방식으로 생산되고 수용되는 과정을 보여준다. 아파트 투자를 곧, 부의 흐름에 올라타는 과정이자 자기계발의 과정으로 서사화하는 스토리텔링의 확산은 투자 주체 형성의 내적 동력이 가시화되고 대중화되는 과정이기도 하다.
Abstract
This article examined how apartment investment content works as a technology and device for forming a self-development entity, focusing on real estate YouTube. Amid the rise of “everyman’s investorization” after the pandemic, apartment investment is occupying the undisputed No. 1 spot in the field of unearned income. YouTube content related to real estate investment goes beyond simply transmitting financial information and knowledge, and plays a role in working on and disseminating the automatic profit-generating structures “passive income” and “rential life” as more valuable than anything else. These contents amplify the sense of crisis in the real estate market to the viewers and present the process of persevering and overcoming such anxiety as a narrative of self-discipline and emotional control. Furthermore, the aspiration-training-practice of apartment investment is presented as an infinite loop that must be repeated until ‘economic freedom’ is acquired. The ‘time to endure’ for market profit is converted into ‘time to prepare’ for jumps to higher levels, and the emphasis is on moderation of material desires, patience for more labor, and repetition of learning and training. The paradox arises that one has to repeat non-stop labor and training to prepare a ‘passive income’ structure. The portrait of such a subject, which endures the investment aspiration- training-practice process itself as a meaningful form and process in life, ultimately overlaps with the neoliberal subject that regards and manages itself as an object of management and governance for profit generation. <The monthly wage earners rich tv> and <writer Song Hee-gu> are representative examples of two paths in which self-development investment entities are formed through real estate YouTube. <The monthly wage earners rich tv> realizes the subject of aspiration-training-practicing investment at a more collective level through a system that combines a YouTube platform, a large portal community, and a paid lecture site. It simultaneously realizes solidarity and competition among investment entities based on group appointments, online lectures, and reproduction of success stories, and shows the aspect that self-development investment entities are formed at a collective level. On the other hand, the case of Song Hee-gu, who uses real estate investment storytelling that expands from YouTube videos to novels and back to webtoons and dramas, shows the process of creating self-development investment entities in a more individual and internalized context. This spread of storytelling is also a process in which the internal driving force of the formation of an investment entity becomes visible and popularized.
