재개발사업 투자자를 위한 위험요인 우선순위에 관한 연구

This study was empirically analyzed using the AHP analysis technique to present priorities according to the relative importance of each factor based on the risk factors for investment in redevelopment projects. In particular, experts to derive risk factors selected business performance planning and financial safety factors, and legal and regulatory risk items consisted of licensed real estate agents with at least 10 years of experience in the real estate redevelopment-related real estate industry, which are skilled experts with sufficient information and knowledge. In the designed research model, the first layer factor consisted of a total of five items: business performance and market risk, financing and financial risk, legal and regulatory risk, construction and construction risk, and loan repayment risk. In addition, as a second layer factor, business performance and market risk items were selected as business performance analysis, real estate market accompanying, financing and financial risk items were selected as fund management planning and financial safety factors, and legal and regulatory risk items consisted of licensing and legal issues, union composition and consensus factors. In addition, construction and construction risk items were selected as construction contractor capability and project specific factors, and loan situation risk items were selected as collateral and guarantees, exchange rate and interest rate fluctuations, and empirical analysis was conducted. The higher the ranking of the risk factors for investment in redevelopment projects, the greater the risk of unexpected variables in the progress of each stage of redevelopment. Therefore, it contributes to the useful judgment of potential investors by referring to important factors that can be applied in lowering the risk of investment by referring to the risk of investment by a proactive investment strategy that should be carefully identified.
