「부동산학연구」의 최근 10년 연구동향 -텍스트를 활용한 빅데이터 분석-

We analyzes research trend over the past decade (2015–2024) in the Journal of Korean Real Estate Analysts Association using text-mining techniques. We apply keyword frequency analysis, semantic network analysis, and LDA-based topic modeling, dividing the period into two five-year intervals to examine shifts over time. Results identify five major research topics: housing market trends and policies, commercial real estate and investment, real estate finance and market volatility, housing redevelopment and public rental housing, and housing types and choice. In the first half, the studies on the journal focused on office buildings, price increases, and mortgage lending, reflecting the rise of income- producing real estate and housing price upturns. In the latter half, research interest shifted to redevelopment projects and public rental housing amid growing attention to urban regeneration and housing affordability. These findings highlight the journal’s role of contributing academically and providing policy implications in response to socio-economic changes. We expect future research on the journal to emphasize qualitative approaches, to adapt to a change in the industrial sector in the era of the Fourth Industrial Revolution, and to strengthen the linkage between academic outcomes and policy-making.
