본 연구는 소비자들이 생애 두 번째 주택으로써 아파트 구매에 미치는 영향을 분석하기 위하여 SPSS 22 프로그램을 사용하였으며 분석 방법으로 빈도분석과 신뢰성 검증을 위하여 요인분석 후 Cronbach's α 값을 산출하여 타당성 분석을 실시하였고, 아파트 구매에 미치는 영향에 대한 사항을 분석하기 위해 회귀분석을 실시하였다. 분석 결과, 아파트 보안 수준과 주변 생활환경의 편리성은 통계적으로 유의미한 영향을 미치는 것으로 나타났다. 그리고 경제적 환경요인은 중요한 변수로 확인되지는 않았다. 이는 지역적 한계로 수도권에 비하여 낮은 아파트 가격이 요인으로 보인다. 마지막으로 미래 투자에 대한 욕구가 강할수록 아파트를 생애 두 번째 생활 공간으로 선택하려는 의도가 유의미하게 증가하는 것으로 분석되었다. 이것은 향후 자산 가치상승과 임대수익 창출 가능성 등을 고려하는 경향이 강해지는 것으로 아파트를 투자 목적에 부합하는 주거 형태로 인식하는 결과라 할 수 있다. 본 연구는 생애 주기적 관점에서 생애 두 번째 주택의 선택 과정을 이해하는데 이론적으로 기여하였으며, 실무적으로는 부동산개발업체, 아파트마케팅 전략수립자, 주택정책 입안자에게 연구 결과가 실질적인 시사점을 제공하고 있다. 그러함에도 본 연구는 표본의 지역적, 인구통계학적 특성의 한계가 있으며, 설문조사 기반 분석이라는 방법론적 제약이 존재한다. 향후 연구에서는 다양한 지역과 연령층을 포괄하는 표본 수집과 경제환경의 변화나 정책적 변수들이 주거 이동성에 미치는 영향을 장기적으로 추적하는 연구도 추가될 수 있을 것이다.
Abstract
This study analyzed the influences on consumers' decision to purchase an apartment as a second home using SPSS 22. Frequency analysis was used for analysis, and factor analysis was used to verify reliability. Cronbach's α was calculated for validity analysis. Regression analysis was conducted to analyze the influence of apartment purchases. The analysis revealed that apartment security and the convenience of the surrounding living environment had statistically significant effects. Economic factors were not identified as significant variables. This is likely due to lower apartment prices compared to the metropolitan area, a regional limitation. Finally, the analysis revealed that the desire for future investment significantly increased the intention to choose an apartment as a second home. This suggests a stronger tendency to consider factors such as future asset value appreciation and rental income potential, leading to a perception of apartments as a suitable housing option for investment purposes. This study theoretically contributes to understanding the second home selection process from a life cycle perspective. In practice, the findings offer practical implications for real estate developers, apartment marketing strategists, and housing policymakers. However, this study suffers from limitations in the regional and demographic characteristics of the sample, as well as the methodological limitations of a survey-based analysis. Future research could include collecting samples across diverse regions and age groups, and tracking the long-term impact of economic changes and policy variables on residential mobility.
