정부의 주택담보대출규제에 따른 청년층 주택구매 가능성에 대한 인식 연구

Abstract The purpose of this study is to empirically analyze the policy perceptions of young adults regarding the housing purchase possibility under the government's mortgage loan regulations. To this end, a survey was conducted among 123 university students in Seoul, Gyeonggi-do, Incheon, and Chungnam between 15 and 30 September 2025. The regression analyses were conducted using SPSS 23.0, based on 120 completed responses out of 123 distributed questionnaires. As a result of multiple regression analysis, this research found that variables that had a positive (+) effect on the perception of housing purchase possibility were regulatory strength reduction, loan limit constraints, initial capital possibility, policy access, financial loan holding knowledge, market suitability, and employment income stability, the variables affecting the negative (-) were repayment burden expectation and risk aversion variables. Additionally, the group comparison analyses revealed statistically significant differences in perceived housing purchase possibility based on participants' gender, academic year, place of residence, income, and frequency of exposure to economic news. Based on these analyses, this study offers insights into young adults' policy perceptions that are meaningful for implementing housing policies aimed at addressing their housing issues.
