행동경제학적 관점에서 본 한국 부동산시장가격의 변동성과 심리 요인 고찰

본 논문은 한국 부동산 시장의 가격 변동성을 설명함에 있어 전통적인 공급‧수요 중심 거시경제모형의 한계를 보완하고, 시장 참여자의 심리적 요인에 초점을 맞추어 이론적 분석을 수행하였다. 단기 급등락, 국지적 과열, 거래 경직성 등 기존 경제모형으로 설명하기 어려운 현상을 해석하기 위해 행동경제학 이론을 적용하고, 기대심리‧군중심리‧손실회피‧확증편향‧시장 과잉반응‧투기심리 등 여섯 가지 주요 심리 요인의 작동 방식과 국내 사례를 검토하였다. 이들 요인은 단독으로뿐만 아니라 상호작용을 통해 가격 변동성과 지역 과열을 증폭시키며, 디지털 플랫폼과 정책 커뮤니케이션은 이러한 심리적 요인의 파급 효과를 한층 증대시키는 역할을 한다. 심리 요인의 계량화를 위해 기존의 설문조사‧검색량‧감성 분석‧실거래 지표 등의 방법을 활용하면서, 합성 심리지수 개발 및 자연어 처리 기반 분석 등 새로운 접근법이 시도되고 있다. 정책적으로는 투기 억제형 규제, 정보 비대칭 완화, 심리지수 기반 조기경보 시스템 구축이 요구되며, 심리 변화의 속도를 고려한 선제적 대응이 중요하다. 투자자 또한 자신의 편향을 인식하고 합리적 판단을 유지해야 한다. 앞으로의 연구 방향은 심리 요인의 장기적 영향, 요인 간 상호작용의 계량화, 세대‧문화적 비교 분석 등을 통해 부동산 심리학의 학문적 확장을 이끌 것이다. 즉, 심리 요인은 한국 부동산 시장의 변동성과 불안정성을 이해하는 핵심 요소이며, 그 계량화와 정책 반영은 시장 안정과 주거 복지 실현의 전략적 기반이 될 것으로 예측된다.
Abstract
This study investigates the price volatility of Korea’s real estate market by addressing the limitations of traditional macroeconomic models focused on supply and demand, instead highlighting psychological factors of market participants. Using behavioral economics theory, it explains phenomena like short-term fluctuations, regional overheating, and transaction rigidity that conventional models overlook. Six psychological drivers—expectation, herd behavior, loss aversion, confirmation bias, market overreaction, and speculative sentiment—are analyzed through mechanisms and domestic examples. These factors, individually and collectively, heighten market instability, with digital platforms and policy communication amplifying their effects. Quantification methods include surveys, sentiment analysis, composite sentiment indices, and natural language processing. Policy recommendations emphasize speculative control, reducing information asymmetry, and implementing sentiment-based early warning systems. Ultimately, integrating psychological insights into policy frameworks is essential for stabilizing the market and enhancing housing welfare.
