해외직구상품의 소비효용과 지각된 위험이 해외 부동산 구매의도에 미치는 영향

With the expansion of the untact environment and the advancement of digital platforms, overseas direct purchasing has increased significantly. Korean consumers increasingly conduct the entire purchasing process through non-face-to-face channels, driven by convenience and price competitiveness, although perceived risks remain due to procedural complexity and uncertainty in customs clearance. The Personal Customs Clearance Code (PCCC) issuance system introduced by the Korea Customs Service plays an important role in reducing perceived risk by simplifying customs procedures and improving information accessibility, while mobile-based tracking services enhance consumer trust and control. This study examines the effects of perceived benefits from overseas direct purchasing experiences on overseas real estate purchase intention, focusing on the mediating roles of perceived risk and the PCCC service. Using empirical analysis based on consumer survey data, the study identifies the structural relationships among perceived benefits, perceived risk, and overseas real estate purchase intention. By extending prior product-oriented research to high-involvement and high-risk overseas real estate decision-making, this study provides practical implications for overseas real estate market strategies and institutional and platform improvements.
