공인중개사의 디지털역량 프로파일링과 전환 수준별 이질성 분석

본 연구는 디지털 전환이 필수적인 시대에 공인중개사의 디지털역량을 다차원적으로 측정 하고, 역량 수준에 따른 집단별 특성과 경영성과의 차이를 실증적으로 분석하였다. 서울시 개업공인중개사 307명을 대상으로 설문조사를 실시하고, 탐색적 요인분석과 군집분석을 통해 디지털역량의 구조를 파악하였다. 분석 결과, 공인중개사의 디지털역량은 '디지털 실무 및 콘텐츠 창출역량', '디지털 기초및 플랫폼 활용역량', '디지털 소통 및 협업역량'의 3개 차원으로 구성되었으며, 이에 따라 디지털전환 중간적응형, 디지털전환 취약형, 디지털혁신주도형의 3개 집단으로 유형화 되었다. 각 집단은 모든 디지털역량 요인에서 통계적으로 유의한 차이를 보였으며, 연령, 학력, 경력등 인구통계학적 특성과도 유의한 관련성을 나타냈다. 특히 디지털역량이 높은 디지털혁신주도형 그룹은 업무효율성과 경영성과에서 현저히 우수한 양상을 보인 반면, 디지털전환취약형 그룹은 여전히 오프라인 중심의 전통적 중개 방식에 의존하는 경향을 보였다. 본 연구는 공인중개사의 디지털역량이 단순 기술 수준이 아닌 다차원적 구조를 지니며, 업무효율성과 경영성과를 결정하는 핵심 요소임을 입증했다. 이러한 결과는 공인중개사의 디지털 전환에 대한 이론적 근거를 제공한다. 따라서 민간협 회와 정부 차원에서는 집단별 특성을 고려한 맞춤형 교육 지원과 디지털전환 정책을 수립해야 하며, 개별 중개사들은 자신의 역량 수준을 진단하고 강화할 필요가 있다.
Abstract
This study measures the multidimensional structure of digital competency among licensed real estate agents and analyzes differences in group characteristics and business performance. A survey of 307 agents in Seoul was conducted using exploratory factor analysis and cluster analysis. Digital competency comprises three dimensions: Digital Practice and Content Creation Skills, Basic Digital and Platform Utilization Skills, and Digital Communication and Collaboration Skills. Three distinct groups were identified: Digital Innovation Leadership, Digital Transformation Adaptive, and Digital Transformation Vulnerable—showing statistically significant differences across all competency factors. Demographic characteristics including age, education, and experience correlated significantly with digital competency. The Digital Innovation Leadership group demonstrated superior operational efficiency and business performance, while the Digital Transformation Vulnerable group remained dependent on traditional offline methods. Digital competency is a multidimensional construct that critically determines operational efficiency and business performance. These findings provide a theoretical foundation for digital transformation among real estate agents. Professional associations and government agencies should establish tailored educational support and digital transformation policies, while individual brokers must assess and strengthen their competency levels.
