건설업 원가동인에 대한 실증연구 ：공동주택 골조공사를 중심으로

[연구목적] 본 연구의 목적은 공동주택 골조공사의 원가동인을 조업도, 복잡성, 다양성 측면에서 분석하는 것이다. 원가동인인 조업도, 복잡성 및 다양성을 연면적, 탑다운(top－down) 공법 적용 여부 및 오피스텔 비율로 각각 측정한 후, 이러한 원가동인이 골조공사 발주단가에 미치는 영향을 실증적으로 검증하였다. [연구방법] 국내 대형 건설사 가운데 하나인 A기업이 2015년 7월부터 2023년 12월까지 8년간 착공한 지상 3층 이상의 공동주택(아파트와 오피스텔) 공사의 철근콘크리트 공종(work type)을 분석대상으로 선정하였다. 원가동인을 측정한 연면적, 탑다운 공법 적용 여부 및 오피스텔 비율이 골조공사 발주단가에 미치는 효과를 다중회귀분석으로 분석하였다. [연구결과] 공동주택 골조공사의 연면적과 같은 조업도의 증가가 골조공사 발주단가를 낮추는 것으로 나타났다. 또한 공동주택 골조공사에 탑다운(top－down) 공법과 같은 특수공법적용으로 인한 복잡성의 증가는 골조공사 발주단가를 높이는 것으로 나타났다. 그리고 오피스텔 비율의 증가로 나타나는 골조공사의 다양성 증가는 골조공사 발주단가를 높이는 것으로 나타났다. 조업도, 복잡성 및 다양성을 건물동수, 지하층수 및 연면적당 계약금액으로 측정하여 검증을 실시한 경우에도 동일한 결과가 나타났다. [연구의 시사점] 본 연구는 원가동인에 대한 실증연구가 부족한 상황에서 건설업 공사자료를 분석하여 골조공사의 원가동인을 실증적으로 검증함으로써, 건설업에서 원가동인 파악과 원가관리 연구를 활성화하는 데 도움을 줄 수 있다는 학문적 의의가 있다. 또한 본 연구는 건설업에 소속된 기업이 프로젝트 기획 및 입찰 단계에서 원가를 정확히 예측함은 물론 건설원가를 효과적으로 관리하는 데 필요한 실무적 지침을 제공한다는 실무적 의의도 있다.
Abstract
[Purpose] This study aims to analyze the cost drivers of frame work in multi－family housing projects from the perspectives of volume, complexity, and diversity. [Methodology] The sample consists of 149 apartment multi－family housing projects constructed by a major Korean construction company from 2015 to 2023. A multiple regression analysis was conducted to examine the effects of the identified cost drivers－gross floor area, use of the top－down method, and proportion of studio units－ on the unit cost per area of frame work. [Findings] The test results are as follows. First, the volume measured by total floor area has a significant negative effect on the unit cost per area. Second, the complexity measured by the application of top－down construction methods has a significant positive effect on the unit cost per area. Finally, the diversity measured by the ratio of studio units has a significant positive effect on the unit cost per area. [Implications] This study contributes previous academic studies which have provided limited empirical evidence on cost drivers. In addition, the test results of the study can offer practical guidelines for construction companies to predict and manage construction costs at the project planning and bidding phases
