전세보증사고의 공간적 분포 특성과 영향 요인 분석

최근 주택 시장 가격의 변동성이 증가함에 따라서 전세보증사고가 지속적으로 증가하였으며, 이를 보증하는 주택도시보증공사의 보증 여력이 악화되고 있다. 전세보증사고는 역전세와 깡통전세로 요인이 구분되고, 주택 유형에 따라 영향이 다르게 나타날 수 있다. 또한 수도권의 전세보증사고는 특정 지역에서 빈번하게 발생하는 경향이 있다. 이에 본 연구는 수도권을 공간적 범위로 하여 주택유형별 전세보증사고에 미치는 영향 요인을 공간패널모형으로 분석하였다. 전세보증사고는 수도권 서부 지역을 중심으로 강한 HH 클러스터가 형성되어 있었으며, 전세보증사고의 공간항이 유의한 양(+)의 효과가 있는 것으로 나타났다. 또한 아파트와 달리 연립다세대 주택은 인접 지역의 전세가율이 전세보증사고에 유의한 양(+)의 영향을 주는 것으로 분석되었다. 빌라 주택의 전세보증사고는 인접 지역으로 공간 누출 효과를 가지며, 향후 전세보증사고의 정책 관리는 주택유형별 공간적 확산을 고려한 지역 단위에서 이뤄져야 함을 시사한다.
Abstract
This thesis aims to reveal the determinants of jeonse guarantee accidents by using a spatial panel model centered on the Seoul metropolitan area. Amid rising volatility in the housing market, the frequency of such accidents has steadily increased, undermining the capacity of the Housing and Urban Guarantee Corporation (HUG) to provide guarantees. The empirical results revealed a pronounced High-High cluster of jeonse guarantee accidents centered in the southwestern Seoul metropolitan area. Spatial panel estimations confirm that spatial dependence significantly and positively affects accident occurrence. Furthermore, unlike apartments, multi-family (villa) housing demonstrates substantial spatial spillover effects, as neighboring jeonse-to-price ratios positively influence the local accident rates. These findings indicate that villa-type jeonse accidents display spatial diffusion characteristics, underscoring the need for policy measures that incorporate regional spillover effects and adopt management strategies differentiated by housing type.
